  • Common parts cleaning
    We provide the personnel, the equipment and cleaning materials. Our operatives are trained to inform you of any maintenance issues that may not have been reported such as faulty light fittings, damage to walls from bulky items being carried to and front an apartment, loose stair nosings, faulty door closers and locks, and any warning lights we notice are flashing. Managing agents ask us to remove electrical items, white goods, furniture, waste from renovations and more, so that they are no longer a fire risk and taking up much needed space in the common parts.

Whilst CIAR provide this vital service to managing agents, there are alternatives. Freecycle is a way to donate a useful items to someone who may need them. There are hundreds of Freecycle groups in the UK including the Westminster group in the link above. Alternatively, councils like Westminster provide a bulky item removal service for use by the individual resident wanting to dispose of items surplus to requirements.

Fire protection systems are increasingly sophisticated and depending on the fire strategy for the building and the fire risk assessment, may well sere the common parts and each apartment. It is vital that the panels, sounders, detectors, call points, AOVs, extinguishers and any other element of your fire safety measures in a building are tested, certified and maintained in accordance with the latest legislation and manufacturer’s recommendations.

At CIAR, we have the necessary competencies to test and certify your fire protection equipment. We will provide you with the necessary paperwork to hold (electronically) on file. We will diarise for the next visit, liaise with on-site staff as necessary, and generally give you peace of mind.

Preventing fires from starting in the first place is the aim. Fires often start from faulty electrical equipment/installations, thus it is important to carry out EICRs at the recommended frequency and any requirements are actioned.

Should a fire occur and emergency lighting has been installed in the building, it is essential that there is safe passage for those evacuating, possibly in thick smoke. That is why emergency lighting must be tested regularly, including ‘flick tests’ (typically monthly) and yearly drain-downs of the batteries to ensure at least three hours of illumination will be provided by each unit. Any self-test emergency lighting units must be maintained, and any faults repaired without delay.
