CIAR’s rigorous selection processes mean every one of our team deserves to be working for you. That includes the caretakers and concierge staff that we provide to high end, central London residential properties.
The on-site staff that we supply are both an extension of CIAR and they are extension of your offering to your client.
A suitably talented caretaker is a terrific alternative to engaging multiple contractors, particularly for a busy or large scheme. An on-site caretaker can fulfil multiple roles, including keeping the place neat and tidy, overseeing cleaners’ work, basic handyman tasks, greeting and assisting contractors, and front desk concierge duties including welcoming visitors and managing keys and packages.
Call us to discuss your exact requirements. We can tailor our caretaker and concierge provision to your buildings’ needs.
CIAR is an expert in high-end residential refurbishment. Our decorators are impeccably clean and tidy, and are well accustomed to working within prime and super-prime central London properties.
They use high quality materials, befitting the stunning residences they are privileged to work at. Our managing agent clients and their own customers rely on us for the following decorating based services:
- Cyclical internal common parts refurbishments, including painting, wallpapering, woodwork varnishing and flooring. We can incorporate health and safety and compliance requirements at the same time, including emergency lighting and fire alarm installation, and electrical/lighting works too.
- Minor exterior decoration to facades, retaining walls, bin stores, bike racks, railings, gates, and other external surfaces.
- Insurance claim reinstatement works, including drying, plastering, restoration of ceilings and floorings.
- On-site staff accommodation/estate office refreshes
- Car park and garage surface repainting and parking delineation painting.
To achieve exquisite results, we work with interior designers, architects and chartered surveyors. They share our exacting standards and enjoy working with a contractor that is organised and offers excellent value for money. Managing agents enjoy showing their clients the ‘before’ and ‘after’ photos we ensure are taken for future reference.
As specialists in premium residential property maintenance, we are used to the more practical aspects of refurbishment, such as ‘section 20’ consultation, safe access for high-level ceiling redecoration, minimal disruption to residents by maintaining protected entrance/exit routes, and adherence to any grade-listed or landed estate management scheme requirements.
Speak to us about the porter’s office that is starting to look tired or internal common parts that need invigorating ahead of the next cyclical redecorations.
Managing agents are often judged by the most basic of services that they are providing their leasehold and freehold customers. One of these is cleaning, most often of the internal common parts at a frequency that is commensurate to the needs of that development or building.
In prime central London, expectations are high and at CIAR, we ensure our operatives are well presented in CIAR or the client’s own branded uniforms at all times. The common parts of a high end building are an extension of the individual residences and the owners expect the highest standards of cleanliness.
It’s not just the day-to-day vacuuming, dusting and mopping that our managing agents benefit from. Infrequent and special cleans can have an instant high impact. Below is a list of the cleaning services used by our managing agent clients.
- Common parts cleaning
We provide the personnel, the equipment and cleaning materials. Our operatives are trained to inform you of any maintenance issues that may not have been reported such as faulty light fittings, damage to walls from bulky items being carried to and front an apartment, loose stair nosings, faulty door closers and locks, and any warning lights we notice are flashing. At agreed rates, one of our handymen can visit to rectify these issues without need to bother you further – all part of our joined-up service.
- Carpet and upholstery cleaning
Regular, professional carpet cleaning will keep those piles as dirt free as possible, stay on top of stains and will help to prolong the life of the carpet. We’ll liaise with you and your on-site staff to arrange the cleaning at a time most convenient to the residents. And for settees, chairs and other upholstered furniture, we use the right product and right equipment for the task. Professional steam cleaning can make a huge impact at low cost.
- Window cleaning
Common parts window cleaning can be included in our regular scheduled visits.
- Jet washing
Our operatives are provided with state-of-the-art jet washing equipment and are given the required training. Powerful equipment which can produce impressive end results needs to be in appropriately trained hands to prevent damage to expensive surfaces. In terms of impact cleaning, nothing comes close to jet washing. Managing agents use us to bring front steps to their former glory, washing away the inevitable grime from central London pollution. They commission us for regular terrace and paving jet washing too, exterior works and any hard surfaces that are sufficiently robust.
- Tile & stone floor buffing/polishing
We maintain some of the most beautiful common parts in London. And it’s the care and attention – and regular upkeep – of the tiled or stone flooring typically in the lobbies of these buildings that provides the ‘wow’ factor. We are experts in floor cleaning, so you can rest assured that the correct products and their correct application will be utilised to produce a dazzling finish. Our CIAR operatives can particular care when it comes to the treatment of antique tiling as it’s rarely replaceable!

Managing agents strive to make their buildings clean, safe and dry places to live for all residents.
So when residents suffer catastrophic water ingress through roofs or from another apartment in the building, the least they expect during this upsetting time is for a swift response to stop the water flowing, make safe any collapsed ceilings, start the drying out process without delay and ensure every subsequent part of the insurance claim proceeds smoothly. With the more severe cases, the apartment is uninhabitable, and the insurance company will provide for alternative accommodation.
At CIAR, we understand just how traumatic this scenario can be for the residents affects but also for the managing agent, who will be liaising with an insurance broker, a loss adjuster, the claimants and a variety of contractors.
We can help. Our knowledge of the insurance market, places us in a strong position to provide the attentive service that that managing agent, broker and loss adjuster needs to push the claim along. Our quotations contain our insight into the circumstances of the ingress, measurements, details of materials to be used and photographs.
Once instructed, we treat the claimant’s home as we would for any refurbishment project. Our decorators work in some of the most prestigious homes in London and have been selected for their blend of technical and soft skills – so residents, managing agents and loss adjusters can rest assured of the quality and timeliness of our reinstatement work.

Throughout London, CIAR will remove from your property any unwanted bulky items. Whether these are entire clearances of such articles or individual items, we can remove swiftly and efficiently.
Managing agents ask us to remove electrical items, white goods, furniture, waste from renovations and more, so that they are no longer a fire risk and taking up much needed space in the common parts.
Whilst CIAR provide this vital service to managing agents, there are alternatives. Freecycle is a way to donate a useful items to someone who may need them. There are hundreds of Freecycle groups in the UK including the Westminster group in the link above. Alternatively, councils like Westminster provide a bulky item removal service for use by the individual resident wanting to dispose of items surplus to requirements.
If too late, call us and we’ll swiftly remove them at a convenient time.
CIAR is a renovation and refurbishment specialist. Working hand-in-hand with developers, surveyors, architects and interior designers, we have the in-house skills to deliver residential refurbishment projects on time, on budget.
With two directors who worked extensively as property managers, we understand the financial and consultation constraints for freeholders and their managing agents. For works requiring the serving of ‘section 20’ notices, we appreciate that this can be a three month process at least, and the raising of funds in accordance with the leases can introduce further delays. That’s why we build in flexible process for major works, leaving our quotations open for longer than most of the industry.

Odd jobs can fill up a property manager’s day on their own. Small maintenance issues are noticed by on-site staff, residents, property managers themselves when on site visits, and sometimes by the client itself.
All our operatives are trained to notify the CIAR management team of any maintenance matters they notice when at a property. At CIAR, we encourage property managers to reduce the number of maintenance problems that they must deal with directly. We do this by encouraging property managers to let our team fix the problems as we find them. As per an agreed set of rates and within delegated authority limits, a maintenance issue that our cleaner finds on site can be dealt with the same day by our handyman. This joined up approach is what differentiates us from our competitors.
Our handymen regularly carry out these types of odd jobs:
- Door and door closer adjustments
- Drain unblocking
- Lights out/no power
- Gutter clearance
- Broken letter boxes
- Loose stair nosings and uneven carpeting
- Missing/loose ventilation grills
- Faulty locks, new locks, bolts and chains
- Loose handles
- Fitting signage
- Putting up shelves
- Moving furniture
All managing agents have a continuous stream of odd jobs – perhaps it’s time to consider one contractor with the agility to deal with multiple tasks, proactively, without prompt. Call us today.
CIAR specialises in supporting property managers to create secure environments for residents. Of utmost important to a property manager, is to ensure the buildings in his/her portfolio are safe – and demonstrably so.
Fire protection systems are increasingly sophisticated and depending on the fire strategy for the building and the fire risk assessment, may well sere the common parts and each apartment. It is vital that the panels, sounders, detectors, call points, AOVs, extinguishers and any other element of your fire safety measures in a building are tested, certified and maintained in accordance with the latest legislation and manufacturer’s recommendations.
At CIAR, we have the necessary competencies to test and certify your fire protection equipment. We will provide you with the necessary paperwork to hold (electronically) on file. We will diarise for the next visit, liaise with on-site staff as necessary, and generally give you peace of mind.
Preventing fires from starting in the first place is the aim. Fires often start from faulty electrical equipment/installations, thus it is important to carry out EICRs at the recommended frequency and any requirements are actioned.
Should a fire occur and emergency lighting has been installed in the building, it is essential that there is safe passage for those evacuating, possibly in thick smoke. That is why emergency lighting must be tested regularly, including ‘flick tests’ (typically monthly) and yearly drain-downs of the batteries to ensure at least three hours of illumination will be provided by each unit. Any self-test emergency lighting units must be maintained, and any faults repaired without delay.
